Plaza Pacoima Shopping Center
Plaza Pacoima, LLC (Primestor Development, Inc.) recently completed construction on a new Power Center called Plaza Pacoima Regional Shopping Center located on the former Price Pfister site at 13520 W. Paxton Street in Pacoima, California. Pacoima is a district of the City of Los Angeles located in the San Fernando Valley, northwest of Los Angeles proper. Demographics show that over 500,000 people live within a 5-mile radius.
The concept for Plaza Pacoima began in 2006 with over 30 community meetings with residents and local stakeholders to determine the highest and best use for the property. These discussions resulted in the decision to create a center that is the first of its kind for Pacoima, providing unique services to the community that are currently not available.
Plaza Pacoima is a reuse of a Brownfield property and the $78-million, 203,000 square foot Plaza Pacoima now encompasses a 154,000 square-foot Costco Wholesale Warehouse, a 45,000 square-foot Best Buy and 4,000 square feet of retail, restaurant and office space. A separate, 140,000 square-foot Lowe's Home Improvement Warehouse is currently operating adjacent to Plaza Pacoima. The center was designed in a contemporary architectural style and will be developed as a Gold-LEED (Leadership in Energy and Environmental Design) certified regional shopping center. The 900-space parking lot will be landscaped as a grove with more than 500 trees and shaded pedestrian routes.
The project created 438 construction and 354 permanent, living-wage jobs in compliance with the CRA/LA's first source and local hire programs, as well as a $300,000 contribution to the Pacoima Cultural Facility Arts Trust Fund, among others.
The project is the result of an exciting collaboration of City partners, including Mayor Antonio Villaraigosa, Councilmember Richard Alarc&ón, The Community Redevelopment Agency of the East Valley Region, the Community Development Department, The Pacoima Community Benefits Agreement (CBA) Partners and an extensive group of City departments and public agencies. Primestor recently celebrated Plaza Pacoima's Grand Opening on June 12, 2010. Senator Alex Padilla, Assemblyman Felipe Fuentes and Councilmember Richard Alarcón spoke at the event and presented awards to Primestor, the CRA/LA East Valley Region, and the Community for it's collaboration efforts on the project.
